Description
Sole Agent.
Tucked away down a quiet Cul-De-Sac moments from Downhills Park is this elegant two-three bedroom Victorian terrace home and garden.
Thoughtfully renovated by the current owner and retaining many original features, providing a tasteful and sophisticated home spanning 906 Sq.ft / 84.23 Sq.m over two-floors.
As you enter, the first thing you’ll notice is the light filled rooms and stylish modern décor. To the right there is a spacious reception room with tall ceilings, bay window and cast iron fire place . At the rear you will find a lovely bright dining/family room with Karndean parquet floor and crisp white walls opening on to a modern kitchen with underfoot heating, a spacious utility area and ground floor family bathroom also with underfoot heating
On the first floor there are two-three spacious bedrooms, two are used as bedrooms, with the 3rd room accessible via bedroom 2 is currently being used as an office. This is truly a wonderful home, and provides a warm, functional and social space for professionals or a young family looking to settle their roots in fashionable South Tottenham
With elegant period housing stock, acres of parkland and excellent transport links, it comes as no surprise that South Tottenham is blossoming, and a unique, diverse and friendly community is welcoming newcomers. Within the catchment for some very good schools, Harris Primary Academy Philip Lane (currently with an outstanding Ofsted rating), and Dorset nursery at the end of the street. There are also endless kids’ activities and local community groups for those with young families.
Local transport links make this location such a convenient and popular place to live. Seven Sisters Station is within ten minutes walking distance. From there you can get the Victoria Line to Kings Cross in three stops or Oxford Circus in six. Cycling into Central London couldn't be easier; the Cycle Superhighway (CS1) extends from Tottenham High Road to Liverpool Street, via Stoke Newington and Hackney.
Seller's note:
'We have been very happy living in Dorset Road for over ten years. During that time we have made many improvements to this lovely late-Victorian terraced cottage. This includes a new kitchen and most recently changes to the rear of the house, rebuilding the bathroom and adding a utility area with a glazed back door overlooking the garden. We've been mindful of the period feel of the property in the decorative choices we've made such as quarry style tiling through the kitchen to the garden, herringbone Karndean flooring in the dining room and Victorian-style tiling in the hallway. The sitting room has been wallpapered with a William Morris design. We have also given a lot of care and attention to the garden, including re-fencing it entirely and creating a paved seating area, which is a suntrap on late summer afternoons. One side of the garden has beautiful, mature white climbing roses which are spectacular from late Spring.
As a family we have really liked living in this friendly cul-de-sac. There is a lack of through traffic and strong sense of community. We have especially enjoyed living within a few minutes’ walk of so much green space: Downhills Park and Lordship Recreation Ground are nearby, and we also regularly visit Tottenham Marshes and Walthamstow Wetlands Centre. During our time here we have benefitted from the arrival of many new pubs, cafes, and restaurants to the area. Our oldest child has thrived at Harris Primary Academy Philip Lane, which is a short walk away. Before that he was at the wonderful Dorset Hall Nursery, literally at the end of our road. As working parents we have benefitted immensely from the short and easy commute into town on the Victoria Line. We will be very sad to leave the area and are only doing so as we are relocating outside of London.
