You enter the property via the entrance porch, which then leads into a large living room with vaulted ceilings, original beams and feature fireplace with woodburning stove. Just off the living room is another reception/bedroom with feature fireplace.

On the lower level is the kitchen/breakfast room, with a range of ball and base units, a dining room with dual aspect windows and original terracotta tiled flooring and the family bathroom with separate shower.

On the first floor is a reception room with stairs leading up to two bedrooms, you access the second bedroom via the first bedroom.

Outside there is a large garden/small paddock, two stables, stone bothy, storage and the river runs alongside the garden.

Brushford is a popular village located within the Barle Valley with a lovely 15th Century Church, a thriving Parish Hall with many activities including aerobics, badminton, lunch club, basketball and netball. The village lies just a short drive from the beautiful historic Exmoor town of Dulverton and can be reached on foot via a footpath running along the River Barle as well as a bus service which runs six days a week. On the southern edge of Exmoor National Park, this charming town offers a great variety of local convenience stores for all your everyday shopping needs, popular pubs, restaurants, library, doctors surgery, pharmacy and schools. The market town of Tiverton lies approx. 10 miles to the south with dual carriageway access to Junction 27 of the M5 Motorway and Tiverton Parkway mainline station with services to London (Paddington 2 hours).

Holding Deposit: 1 Weeks Rent

The purpose of a holding deposit is to enable both the Landlord and the Applicant to demonstrate their commitment to entering into a tenancy agreement on the terms agreed in this document, subject to the references being acceptable and verified. Nothing in this agreement requires the Landlord, Winkworth, or the Applicant to enter into a tenancy and all tenancies are subject to contract.

By making this payment both parties are creating a contract about the holding deposit, but they are not entering into a tenancy at this point. The holding deposit will be a sum equivalent to 1 week of rent for the requested property, which is calculated based on the proposed rent stated on page one of this agreement. As an Applicant for a property, you should understand that where you make this commitment and then subsequently decide not to proceed with our tenancy, perhaps because you have applied for more than one property, you risk forfeiting part or all of your holding deposit.
