Description

A substantial detached barn conversion with 5,597 sq. ft. of living accommodation, towards the fringes of South Harting.

The property is the largest of four former farm buildings converted between 1997 and 2000. Believed to originally date from the 18th Century, this Grade II Listed barn, as you would expect, has oodles of charm and character with an abundance of exposed timbers throughout. In 2003, the barn won a heritage award from the Sussex Heritage Trust under the Small Scale Residential Award category. The floorplan denotes the layout which you can see is extensive and well proportioned. In the main original portion of the barn is the double aspect, principal reception room which is a fantastic entertaining space with a magnificent vaulted ceiling, flagstone floor and wood burner. At one end of the room, stairs rise to a first floor galleried sitting room and at the far end of the room is the master bedroom and a separate staircase leading up to a guest bedroom suite. The kitchen/breakfast room has built in solid wood, farmhouse style units under granite work surfaces and an Aga on a flagstone floor. The conversion was designed with a view that if the occupants wanted to solely live in just the main barn, the separate wing could easily be shut off as it has its own heating system. Within the wing is a further guest bedroom suite, two additional bedrooms, two bathrooms, a family room and a study. The property is approached by a gravel drive through an electric gate leading to a parking area and a double garage. The main garden lies on the south-east side of the house with a delightful aspect towards rolling hills. There is a pretty landscaped courtyard on the north-west side of the property which is sided by the barn on three sides. In all, the property sits in gardens and grounds of approximately 0.865 acre.

Location

The village of South Harting boasts a number of amenities including two churches, a primary school, village shops and a public house. The property is nestled in the heart of the South Downs National Park which provides excellent rural pursuits. Further amenities can be found in Petersfield, approximately four miles to the north-west. Petersfield offers a variety of amenities in a bustling town centre. Shops include Waitrose, M&S Food, Tesco and there are numerous boutiques, cafes and further shops. The train station provides a direct service to London Waterloo to the north (in approximately an hour) and Portsmouth to the south.
